Q. Do I have to visit Florida to buy or sell property?
A. No! Many of our clients are out-of-state and the sale or purchase of property can, and is regularly completed via mail.

Q. I inherited a mobile home in Lake County. What papers or documents do I need to sell it?
A. 1. Make sure that your attorney records the estate in the Florida County where the mobile home is located. 2. Find the Mobile Home Titles. They look just like an automobile title. This is the biggest problem we have with out-of-state mobile home sellers!

Q. Can I get a mortgage on Florida property when I don't intend to live there all year?
A. We have many seasonal residents and our lending industry is very experienced with this situation. However, a mortgage on your current home is usually a less expensive alternative.

Q. I want to sell my property in Central Florida but don't know current market values.
A. You could contact several area Realtors and request a CMA (Comparable Market Analysis) or Contact a qualified area State Certified Appraiser

Q. Buying or selling - how can I figure if I am getting a good deal?
A. There is no reliable 'quick way' to figure anything out these days. However, there is a simple way to disqualify an overpriced home or 'tag'; a possible bargain. Assuming that the subject is in a reasonably 'built-up' area, just divide a sale or listing price by the 'gla' (living area) of the home. The result can then be compared to others in the area. For example, several homes compute to $75.00/sqft. You find one that shows $68.00/sqft. This might be worth checking out. Similarly if a similar home shows $90.00/sqft. then there are extensive additions or improvements to that house, a pool for example, or it is overpriced.

Q. We are just starting out and want to get 'educated' before we start looking at homes. Any suggestions?
